The Easton Group announced June 10 it and Rialto Capital formed a joint venture to pay $38 million for a 335,000-square-foot portfolio of light industrial real estate primarily in South Jacksonville and West Jacksonville.
Mac Easton, a partner in North Florida-based Pine Street Partners, and C.J. Easton, an acquisition principal with Doral-based Easton Group, arranged the off-market transaction. Mark Wainwright of Pine Street RPS brokered the deal.
The release said the fully occupied long-term leases properties, primarily used for last-mile distribution, are at 7380 Philips Highway, 6921 Philips Industrial Blvd., 3500 Southside Blvd. in South Jacksonville and at 6964 Highway Ave. in West Jacksonville.
The deeds were executed June 6 and recorded June 8 with the Duval County Clerk of Court. The deeds show eight buildings were sold.
Records show the EGRCM JAX I LLC venture bought the property from four limited liability companies in Pinecrest linked to Oliver Holdings L.L.C.
The purchases comprise:
• $9.5 million for 6921 Phillips Industrial Blvd. from Phillips Industrial Park L.L.C. The building was developed in 1998.
• $9.5 million for the 6950 and 6964 Highway Ave. property from Highway Avenue LLC. The two buildings were developed in 2003 and 2007.
• $9.5 million for 3500 Southside Blvd. from Southside Boulevard L.C. The structure was built in 1985.
• $9.5 million for 7380 Philips Highway from West Phillips Center LLC. The four buildings were developed in 1997.
Tenants include Ferguson, Hajoca, Pepsi Bottling Group and Tulsa Welding School.
First-Citizens Bank & Trust Co. issued a $26.5 million mortgage, according to the Duval County Clerk of Courts.
“Jacksonville’s booming population growth is driving intense demand for industrial real estate space in Jacksonville which boasts a vacancy rate below 4%,” said the release.
The Easton Group is a family-owned commercial real estate firm with three generations of Eastons working in the business, the release said.
Miami-based Rialto Capital is an investment management and asset management organization.

LOS ANGELES – All Elite Wrestling continues to thrive with compelling matches while attracting new fans three years after making its debut.
The upstart professional wrestling circuit kicked off a busy summer schedule by returning to Las Vegas for its “Double or Nothing” pay-per-view for the first time since its opening card in 2019. That was followed by an appearance in Los Angeles for the first time as its Wednesday “Dynamite” show on June 1 attracted a sellout crowd to The Forum.
This week's show will be in Kansas City.
AEW CEO Tony Khan said the May 29 Las Vegas show at T-Mobile Arena had $1.1 million in ticket sales, the biggest gate revenue they have generated.
“It was great to go back to the city where it all began for us. Three years later we came back and we have kept growing our audience,” Khan said. “Every event has had year-over-year growth. We have a great group of wrestlers that have had so many amazing matches. There's so much more to come."
Final pay-per-view buy numbers are not in yet, but various reports from business and wrestling sites that track it have estimates at 155,000.
AEW remained in Southern California a couple more days and had its Friday “Rampage” card from Ontario. It is one of the few times since “Rampage” debuted last August that it has aired live. It is normally taped on the same night as “Dynamite”.
Last week's episode of “Dynamite” was the second-highest rated program on cable television with a 0.4 rating and average audience of 969,000. The two-hour program on TBS has drawn over 900,000 nine of the last 11 weeks.
Chris Jericho, who has been with the company since the beginning and was AEW's first champion, said the trip to Vegas was a good time to assess how much they have grown.
“We’ve now made AEW, a viable contender. And it’s a safe place for people to come now,” he said, “When we first started, it was a little bit of the wild, wild West, no one knew what to expect. And it was like taking a little bit of a chance. I think it’s gone even further than I expected. I think now that we’re here, we’re just scratching the surface of how far we’re gonna go.”
Fans have gravitated to AEW because of its emphasis on wrestling without a lot of backstage drama or storylines.
AEW’s growth has happened despite not being on the road for 15 months due to the coronavirus pandemic. They did a couple live shows in Salt Lake City and Denver in early 2020 before the pandemic took everyone off the road from March 2020 through June 2021.
Jericho, Jon Moxley and Kenny Omega were the biggest names when the company debuted. Since then, CM Punk, Bryan Danielson, Matt and Jeff Hardy, Adam Cole, Ruby Soho and Athena Palmer (formerly Ember Moon) have been added to a star-studded roster.
Cody Rhodes was also one of the biggest names at the start but departed at the beginning of the year before eventually going back to WWE.
AEW champion CM Punk, who started with the company last August, appreciates how much progress has been made, especially after the pandemic.
“When there were no fans during the pandemic I got to see them be innovative and creative while struggling through what was a hard time for everybody businesswise and personal,” he said. “I think what you’re seeing now is we’re getting settled back in, selling out more arenas and providing a little bit of everything to all types of fans.”
Even though there are plenty of veterans, AEW has shown it can develop its own talent as well. Britt Baker was the women's champion for 290 days and TBS champion Jade Cargill is unbeaten in 32 matches since making her debut in March of 2021.
“It’s very empowering that I was able to have all this growth on live television. ‘Dynamite’ was my performance center,” Baker said. “I knew I was brand new and learning, There was something that was going to be trial and error and some things I was going to fail at, but that’s what made me who I am today, It was very much I was thrown into a sink or swim situation. And I wouldn’t change anything for me.”
Khan continues to have a full plate. He is also AEW's GM and head of creative as well as having roles with his father's ownership of the NFL’s Jacksonville Jaguars and English soccer team Fulham FC, which is back in the Premier League when the season begins in August. Khan also bought Ring of Honor earlier this year and is rebuilding that.
All of that adds up to an interesting summer for Khan and AEW. There are new cities to visit, including Detroit at the end of the month, and a pay-per-view between AEW and New Japan Wrestling in Chicago on June 26.
The summer will also include a storyline no one envisioned one week ago. An interim champion will be named after Punk suffered a foot injury, which will require surgery.
Despite the injury, Punk, who won the title at “Double or Nothing” is enjoying his time back in wrestling, even if it means spending some time on the sidelines.
“They’ve rekindled something inside of me that I thought honestly was long dead. I used to love professional wrestling and I fell out of love with it,” he said. "I think when you love something so much you can hold on to it so tight it can ruin that thing for you. But there’s almost no reason to dwell on that anymore.
"I like the youthful enthusiasm that everybody has backstage and it has rekindled my love for it. So these past nine months has been nothing short of kind of like a miracle. I’m enjoying every step of the way."

JACKSONVILLE, Fla. – More than a quarter of Jacksonville’s 200-year history involves something unique.
The city of Jacksonville and Duval County are consolidated into one government -- the only municipality of its kind in Florida.
Georgia has eight of them.
How did Jacksonville arrive at consolidation?
Author and government law attorney Chris Hand, who wrote the 50th Anniversary edition of “A Quiet Revolution” detailing the consolidation of Jacksonville and Duval County, said it followed a very dark part of Jacksonville’s history.
“The school system had been discredited,” Hand said. “There had been multiple election elected officials who were indicted on corruption issues. The St. Johns River was seen as very concerningly polluted during that period of time. Local government was seen as bureaucratic.”
Jacksonville had city commissioners, but there was also a county commission. Budget issues were critical, too.
“So there was just this confluence of a number of challenges,” Hand explained. “And that sort of generated a real spirit of reform in government and a desire to make government more efficient and more effective. And the way they decided to do that was to put it to the voters to see how they felt about merging the city and county government.”
Overwhelmingly, Hand said, on Aug. 8, 1967, the voters chose to create the Consolidated City of Jacksonville. It took effect in 1968 and created the largest city by area in the contiguous United States, and the 12th largest by population.
“If you go to other places in Florida, for example, both Miami Dade County and Broward County each have more than 30 different municipalities in those counties in addition to their county government,” Hand said. “Here in Jacksonville, the buck stops in one place: at the City of Jacksonville. There’s a single government, both city and county. If one wants to do business with local government in Jacksonville, it’s very clear where that has to happen.”
Hand believes consolidation achieved some of the goals it was designed for, including more efficiency and accountability. However, Hand said, there are unfulfilled promises of better infrastructure in certain neighborhoods. There has been some progress with replacing septic tanks and improving infrastructure in recent years.
“What there hasn’t been is a sustained effort over time to fulfill those promises once and for all,” Hand said. “So as we get ready to start the next potentially 55 years of consolidation, one really important issue to decide what consolidation is going to look like in the future is do we extend the benefits of consolidation to the entire community? Do we fulfill the promises that were made in 1967 for everybody so that everyone can have those benefits going forward?”

JACKSONVILLE, Fla. – Florida State is on the search for a new baseball coach after parting ways with Mike Martin Jr., ending a lengthy run of a Martin leading the Seminoles.
Michael Alford, FSU’s vice president and athletics director, said the program would begin a national search immediately to find his replacement.
“Making the change with our baseball coach was not an easy decision, but it is our responsibility to put our student-athletes and our teams in the best position to reach their full potential,” Alford said in a statement. “Ultimately, the decision came down to whether our baseball program was performing up to the admittedly high standards that we have established through our historic success and I do not believe we were.”
The Martin legacy runs deep in Tallahassee.
Mike Martin was an FSU coaching legend, spending 40 seasons in charge of the Seminoles. He retired after the 2019 season as the all-time winningest coach for any sport in NCAA history (2,029-736-4). Even before Martin was named head coach in 1980, he spent five years as an assistant (1975-79) and two years with the Seminoles as a player (1965-66).
When his father retired, Martin Jr. was the natural replacement. He played for his father (1993-95) and then began coaching under him (1998-2019). Martin Jr. was named the head coach for the 2020 seasons. He finished his head coaching career at FSU with a 77-54 record. Martin Jr’s. winning percentage (.588) is the worst of any of the program’s previous eight coaches. Charlie Armstrong’s 46-29 mark (.613) was the previous low.
The Seminoles couldn’t find any momentum under Martin Jr. They failed to get out of regionals again and haven’t hosted a regional since 2018.
“We deeply appreciate all Mike has done for the program as head coach, as an assistant coach and as a Seminole student-athlete,” Alford said. “His passion for the university and the baseball program is unequaled. I am sure I speak for all Seminole fans when I say we wish him and his family nothing but the best.”

A resident of the Madelyn Oaks Apartments on Jacksonville's Westside called 911 after observing two small children in a retention pond.
JACKSONVILLE, Fla. — A toddler is fighting for their life after being pulled from a retention pond on Jacksonville's Westside Thursday afternoon, according to the Jacksonville Sheriff's Office.
Police say at approximately 9:45 a.m., a resident of the Madelyn Oaks Apartments on Jacksonville's Westside called 911 after observing two small children in a retention pond, according to JSO Sergeant Robby Hinson.
JSO officers responded to the scene and an officer went into the pond, retrieved one child, and began administering first aid. JFRD arrived at the scene and took the child to the hospital.
“I just heard a lot of screaming and the ponds like right there so I see a lady in the pond, a worker who works here, and an officer lift a baby out," said a witness, Kira Wheeler.
The child is currently listed in very critical condition, but is alive, Sgt. Hinson said. The child is two-years-old, and officials do not know how long the child was in the water.
The other three-year-old child, who was in the pond, is fine, Sgt. Hinson said. The two children appeared to have wandered from one of the apartments and got into the pond.
“It was very hard to watch because I have my own siblings and I was really scared because you never know and its really scared to see somebody’s baby lifeless like that," said Wheeler.
There was a caretaker in their late teens who was inside the apartment when the incident occurred. The caretaker is by all accounts a family member. Detectives are speaking to the individual, Sgt. Hinson continued.
Everyone is cooperating with detectives, Sgt. Hinson said.
Police want to warn families who live near retention ponds to take extra caution.
“Be cognisant of retention ponds. If you have small children put a lock up high on the door or get one of those plastic locks to prevent kids from opening the door handle and be cognisant," said Hinson.
JSO officers are in the area canvassing for witnesses.
The Madelyn Oaks Apartments are in the Hillcrest area at 5700 block of Lennox Avenue, according to JFRD.
Crews have responded to the 5700 block of Lenox Ave where @JSOPIO officers pulled a child from a pond…the patient has been transported to the hospital in critical condition.
